    A warm and friendly family-run Bed and Breakfast set in an acre of beautiful garden and surrounded by hundreds of acres of farmland.

    On the edge of the historic village of Falkland, this B&B is in an ideal position being close to restaurants and pubs, and set in a green and quiet location.

    The house was built as a Manse in 1806 and was occupied by ministers until 1985.

    Lovingly and sympathetically restored in 1990, the house boasts fabulous large and comfortable en-suite rooms and guests have use of the Drawing Room.

    Frances Shand Kydd bought the house in 1994 and owned it until her death in 2004.

    The house was visited by Diana, Princess of Wales, and the Princes Wills and Harry.

    We have six bedrooms, all furnished to a high standard with goose/duck down duvets and feather pillows.

    Electric blankets on all beds assure a good nights sleep even in winter. The beds are Sealy Posturepeadic and very comfortable.

    Breakfast is sourced locally and uses the finest ingredients including Scottish smoked salmon, Stornoway Black pudding, and our own Free Range eggs. Vine-Ripened Tomatoes are sourced from further afield as they do not do well in our variable climate!

    We pride ourselves on the warmth of our welcome and attention to detail, and many of our guests return again and again.

    We are within 30 miles of over 50 golf-courses and have The Lomond Hills at the back of the house.

    There are numerous cycle routes in the area and plenty of flora and fauna all around.

    We are within an hour and a half of over a third of Scotland, being a perfect base from which to explore Eastern and Central Scotland.

    Edinburgh is 45 minutes by train, Perth, St Andrews, Dundee and Dunfermline are all within 35 minutes drive.

    Directions
    From Edinburgh and Forth Road Bridge:
    Take Junction 2a and stay on A92 until New Inn roundabout.
    Take 1st left for Falkland and after 2 miles, just before the village, take a left at sign for Ladywell House.
    B&B is 70 yards on your right.

    From the north and Perth,
    Take A912 at Junction 9 and follow A912 to Falkland.
    Stay on road through village, over mini-roundabout, leave the village and we are 200 yards on the right.
